Just last month, we showed you a super boatshed on Ngāpipi Road, Ōrākei, Auckland, that sold under the hammer for a staggering $2,050,000. This was despite the fact it had no bathroom, and you couldn’t sleep in it overnight – those are the rules for that group of historic boatsheds.

Now, there’s one you can sleep in overnight. It’s in Whangārei Harbour, right in the town basin. And the current resource consent lets you sleep over for three consecutive nights a week – so you could stay for a long weekend.

But also, it’s what they call a wet boatshed, which provides a “garage” for your boat, if you have one. And you can always sleep on the boat on the other nights.

This boatshed, at 6155/50 Riverside Drive, is a bit of a do-up – you could make it flash. But it does come with a kitchen, bathroom, lounge and upstairs bedroom. And it’s large, with plenty of workshop space to work on your boat.

The photos show the workshop area could be a large open-plan living space – the kitchen sits on a raised platform near the water. A ladder leads up to the bedroom.

There are French doors opening out to a small deck on the water, where there is a second mooring. You could imagine this decorated with plants in pots.

Listing agent Julia Rodger of Barfoot & Thompson Whangārei says the current resource consent is valid till 2058.

Three years ago, a much smaller boatshed next door to this one sold under the hammer for $61,000, with 10 registered bidders. That listing received more than 100 enquiries and had over 100,000 online views.

The listing agent of that boatshed, Charlie George of Ray White Whangārei said at the time: “I even received a phone call from the Northland Regional Council advising me that the listing had taken up the time of two of their staff members for an entire week as they dealt with public enquiries on the resource consent.”

That boatshed was sold to a local man, Hein Van Zyl, an avid boatie who planned to use the shed for its intended purpose.

The latest boatshed to come on the market will be sold by tender, with a deadline of August 10, 2023.
